The short answer

We design and build remodels, additions, ADUs and new homes across the Westside under one contract. Our planning ranges, design and permits included: a full kitchen $45,000–$100,000, a full bathroom $35,000–$60,000, a whole-interior remodel $90–$150 per square foot, a new ADU $350–$500 per square foot, and a new home or fire rebuild $400–$700 per square foot. Who issues your permit depends on the city your lot is in: Santa Monica, Culver City, Beverly Hills and West Hollywood run their own; most of the rest is the City of Los Angeles.

What projects cost

These are our planning ranges at our Signature finish level (our standard), with design and permits included. They're for budgeting, not quotes; your number comes from a site visit and a written, itemized proposal.

ProjectPlanning rangeWhat moves it most
Full kitchen remodel$45,000–$100,000Cabinetry, counters and appliances. Moving walls or a small bump-out adds $15,000–$45,000.
Full bathroom remodel$35,000–$60,000 per bathHandmade tile, stone slab walls, a freestanding tub or a curbless shower
Whole-interior remodel$90–$150 per sq ftHow deep the work goes; older homes often hide wiring and drain-line problems
New ADU$350–$500 per sq ftDistance to the main panel, water and sewer; a 750 sf detached ADU plans at about $263,000–$375,000
New home or Palisades rebuild$400–$700 per sq ftStructure, site (slope, access) and selections

Bespoke finishes run about 20–50% above Signature. To see the range for your own choices, try the pricing guide; to see what's inside our numbers, read how we price a project.

Who permits your remodel

The city your parcel sits in decides who issues the permit, not your mailing address. Some "Los Angeles" addresses are in Culver City and the other way round, so we check the parcel before we draw anything.

Condos add one step everywhere: the HOA approves the work before the city does. We prepare what boards ask for: license, insurance certificate, scope, drawings and schedule. You can look up any City of Los Angeles parcel on the city's free ZIMAS map; rules change, so we confirm yours before design starts.

Neighborhood by neighborhood

Pacific Palisades

We're rebuilding a single-story home with an attached garage from the ground up after the fire; interiors and fixtures are finished and the final exterior stucco is underway. Rebuilds plan at $400–$700 per square foot, built to today's fire-zone code. Read the 2026 Palisades rebuild cost guide and like-for-like vs. a larger rebuild.

Brentwood

Kitchens, primary suites, whole-home remodels and additions, often on older homes or hillside lots, where the city limits size and grading. Permits go through LADBS. The Palisades rebuild is next door.

Santa Monica

Houses and condos, from kitchens and baths to whole-home remodels and ADUs. Santa Monica is its own city with its own building department, and condo work starts with the HOA's approval.

West LA, Mar Vista, Palms, Sawtelle, Westwood and Cheviot Hills

Many homes here are mid-century single-story houses. The work we're asked for most: opening the kitchen to the living room, adding a primary suite or a second story, garage conversions and detached ADUs, and new wiring and plumbing while the walls are open. All City of Los Angeles permits.

Culver City

Kitchens, baths, whole-home remodels, second stories and ADUs. Culver City runs its own permits, and we confirm which city has your parcel first.

Venice and Marina del Rey

Bungalow remodels and condo renovations. Venice is in the Coastal Zone, so work that changes the outside often needs a coastal permit before the building permit; Marina del Rey is county land, and condo buildings there require HOA approval first.

Beverly Hills

We refreshed a five-bedroom Beverly Hills estate: a custom primary closet, a new primary bath, new flooring and new exterior stucco. Beverly Hills runs its own permits, and exterior changes can need design review, so we plan the schedule around it.

West Hollywood

In a West Hollywood residence we reworked the open kitchen and living room: new flooring throughout, kitchen plumbing for a pot filler and ice maker, 22 recessed lights and a 100-amp panel upgrade. West Hollywood has its own building department.

How a project runs

  1. Site visit. We measure, look at what's behind the walls where we can, and talk through what you want.
  2. Design and a written proposal. One itemized proposal with scope, allowances and exclusions.
  3. Permits. We prepare and submit the plans to whichever city has your parcel, and the HOA package if there is one.
  4. Construction. One project manager on site, with David and Thai on the job.
  5. Walkthrough and warranty. A final walkthrough and a written warranty.

Questions we get asked

How much does a kitchen remodel cost on the Westside?

Our planning range for a full kitchen remodel is $45,000 to $100,000 at our Signature finish level, including design and permits. Moving walls or adding a small bump-out typically adds $15,000 to $45,000 for beams, engineering and plan check.

Who issues the building permit for my remodel?

It depends on the city your parcel is in. Santa Monica, Culver City, Beverly Hills and West Hollywood issue their own permits; Brentwood, West LA, Mar Vista, Palms, Westwood, Venice and Pacific Palisades are in the City of Los Angeles (LADBS); Marina del Rey is unincorporated Los Angeles County.

Does a kitchen or bath remodel need a permit?

Usually yes. Moving or adding plumbing, rewiring or adding circuits, venting to the outside or removing a wall all need a permit. Purely cosmetic work, like paint or new hardware, usually doesn't.

Do you work in condo buildings?

Yes. The HOA approves the work before the city does, and we prepare the package boards ask for: license, insurance certificate, scope, drawings and schedule.

Do you design the project too?

Yes. Design, permits and construction are one team and one contract, so there's one company responsible from the first visit to the final walkthrough.

Do you do commercial work?

No. We build homes: remodels, additions, ADUs, custom homes and fire rebuilds.
